SİBA Real Estate Appraisal is run by Sinem Esenkal Efe, holder of a Capital Markets Board (SPK) Real Estate Valuation Expert Licence (No. 409356) and a member of the Association of Appraisal Experts of Turkey (TDUB). Since 2018, independent and impartial valuation services have been provided across the Bodrum peninsula and the wider Muğla province for residences, villas, land, commercial property, bank appraisals, court proceedings and sales to foreign nationals. All reports are prepared in accordance with the relevant regulation and international valuation standards.

What is an SPK real estate valuation report?

An SPK real estate valuation report is an official report in which a valuation expert holding a Capital Markets Board licence determines the market value of a property on a given date, independently and impartially, in accordance with the relevant regulation and valuation standards.

When is a real estate valuation required?

A real estate valuation report is requested in situations such as bank loan and collateral transactions, property sales to foreign nationals, court and legal proceedings, inheritance and shared-ownership distribution, and purchase-sale decisions together with investment analysis.

Is a valuation report mandatory for sales to foreign nationals?

Yes. Since 2019, a valuation report prepared by an SPK-licensed expert has been mandatory before the title-deed transaction in property sales to foreign nationals. The report is generally valid for three months.

How long does it take to prepare a valuation report?

The duration depends on the type and location of the property and the completeness of the documents. The report is prepared after an on-site inspection, confirmation of the title-deed and zoning information, and analysis; an estimated timeframe is shared once your request is submitted.

Which documents are required for a valuation?

Generally, a title-deed document or block-parcel information, identification, and where available the zoning status, building permit and condominium/easement documents are required. Missing documents are confirmed with the relevant authorities.

Is SPK real estate valuation the same as real estate brokerage or consultancy?

No. SPK-licensed valuation is an independent, regulation-compliant assessment of value, accepted by banks, courts and public authorities. Brokerage mediates a purchase or sale; a valuation expert does not broker transactions and does not charge commission.

How long is a valuation report valid?

The report reflects the market value on the valuation date. For sales to foreign nationals, the land registry generally accepts it as valid for three months; for other purposes, validity depends on the requesting institution.
